I-495 is among the busiest highways on the East Coast, and the segment between Tysons and the American Legion Memorial Bridge has long ranked as one of the Greater Washington region’s most severe bottlenecks, marked by daily congestion and unreliable travel. The 2.5‑mile 495 NEXT project express lanes extension adds managed‑lane capacity to provide faster, more dependable travel options, relieving congestion on the Beltway and reducing cut‑through traffic on local roads. Construction began in 2022 and the new lanes opened in November 2025 – seamlessly connecting to Virginia’s 97‑mile express lanes network. The $660 million project also supports new express bus service operating in the lanes between major employment centers in Virginia and Maryland, with toll‑free access for buses and high‑occupancy vehicles to promote sustainable commuting.
